Sheffield Business Park (SBP) is already one of the largest business parks in Yorkshire and has now received approval of its ‘Phase 4’ expansion plan. The plan will see the 7.3 ha (18 Acres) of land between Europa Link and the A630 dual carriageway in Rotherham transformed with the potential to provide an additional 1,000 jobs to the park during construction and occupation of up to 25,630 sq.m (275,900 sq.ft) of floorspace.
Located at the centre of Sheffield City Region’s Global Innovation Corridor (GIC), connecting people, businesses and ideas, the site sits in close proximity to Junctions 33 & 34 of the M1 and Sheffield Business Park boasts excellent transport links to Sheffield City Centre as well as nearby Doncaster Sheffield Airport.
Phase 4 will create a prominent business gateway to Sheffield’s Advanced Manufacturing Innovation District (AMID), a part of the GIC. The development is set to include indicative building footprints ranging from 2,880 sq.m (3,100 sq.ft) to 5,500 sq.m (59,200 sq.ft) of B1b (research and development), B1c (industrial process), B2 (general industrial) and B8 (storage and distribution) facilities. Other uses can also be considered subject to obtaining the appropriate planning consents.
The site is now immediately available with Knight Frank acting as sole agent on behalf of SBP.

Already home to the UK’s first state-of-the-art manufacturing facility, The University of Sheffield’s “Factory 2050”, development of Phase 4 will further complement the region’s Advanced Manufacturing specialism and provide opportunities for both OEM and their supply chain partners to co-locate in order to be situated close to world-leading manufacturing expertise and improve the efficiencies of any collaborations.
There are currently around 2,000 employees based at Sheffield Business Park and a further 1,000 roles could be created as a direct result of this expansion during construction and occupancy stages, significantly adding to the region’s economic base.
